The renovation of this West Village townhouse in a Landmarked Manhattan district involved the complete transformation of a Greek Revival style rowhouse from 1836. The historic façade was restored including reinstating the front stoop while the rest of the home was conceived anew. The new 11,800 sf, seven-bedroom, family residence balances architectural details of the historic building with a contemporary design that reflects the client’s technologically-forward lifestyle.

Through complex coordination of systems and shared property boundaries the project was able to excavate nearly 30 ft below ground to add two lower levels to the home. The mechanical and structural systems were completely replaced with particular attention to surgical air distribution to maximize ceiling heights throughout. A signature element of the project is a custom, central staircase which promotes vertical connectivity and openness between levels. Light permeates the building: a smart-glass laylight atop the stair invites natural light while full height glass windows at the lower level maximize transparency and continuity with the outdoors.

At the ground and lower levels, generous living spaces with open floor plans support large family gatherings and entertainment. Flexible elements such as full-height sliding doors and walls allow rooms to be reconfigured for privacy when desired. The newly excavated sub-cellar level contains climate-controlled wine room and a full suite of wellness amenities including a pool, cold plunge, hot tub, infrared and steam saunas and adjacent gym. At the upper levels are a secure, flexible workspace, a children’s suite and shared playroom, and a primary bedroom opening onto a private terrace which overlooks the garden. A new roof terrace incorporates a gracious lounge area and fully functional bar which look onto the Manhattan skyline. Selldorf-curated art pieces adorn the home throughout, including installations by Leo Villareal and teamlab, and a sculpture by Anish Kapoor.

Attention to detail was integral to both the restorative demands and new interventions of the project. The building’s front façade underwent comprehensive restoration, employing molds and recasts to faithfully recreate broken elements. The front stoop was reinstated based on historical documentation, creating an elegant entry into the home that evokes its original character. At the rear, the townhouse’s new façade is composed of bronze and glass overlooking the garden designed by Landscape Architect, Miranda Brooks. The house features artisanal and highly detailed material including travertine flooring, bronze railing, and aubergine plaster walls to name a few. Clodagh collaborated on the home’s interior furniture and finishes.
